NOTICE OF SALE UNDER
POWER OF SECURITY DEED
STATE OF GEORGIA
COUNTY OF CRISP
Under and by virtue of the Power of Sale contained in the Deed to Secure Debt from JOSHUA ADAM TAYLOR, to ROBERT K. BELL, JR. INVESTMENTS, INC.., dated August 31, 2017, and being recorded in Deed Book 1053, pages 201-209, Crisp County, Georgia Records, given to secure one Note in the original amount of $99,
000.00, the undersigned will sell, at public outcry, to the highest bidder for cash before the door of the Courthouse of Crisp County, Georgia, during the legal hours of sale on the first Tuesday in JULY 2026, the following described property to-wit:
All of City Lot Nos. Seven (7), Eight (8), Nine (9) and Ten (10) in Block One Hundred Seventy-three (173), in the City of Cordele, Crisp County, Georgia, as the same are designated and shown on the Official Map of Survey of said City of Cordele, together with all improvements thereon and also including all right, title and interest held by Grantor in and to the 20 foot strip running East and West through the center of the Block for a distance of 150 feet immediately South of the above described property; said tract being a rectangular parallelogram fronting 150 feet on 19th Avenue and 170 feet on Third Street.
Said tract of land is known as 414 East 19th Avenue, Cordele, Georgia and further known as Parcel ID C19 040 in the Tax Assessor’s Office of Crisp County, Georgia.
The indebtedness secured by said Deed to Secure Debt has been and is hereby declared due and payable in full by reason of default under the provisions of said Deed to Secure Debt and the terms of the Note secured thereby, and sale will be made for the purpose of applying the proceeds thereof to the payment of the indebtedness and interest thereon, attorney’s fees and expenses of sale, and the balance, if any, shall be applied as provided by law.
To the best knowledge and belief of the Lender, said property will be sold as the property of JOSHUA ADAM TAYLOR, and is being sold subject to any and all liens superior to this lien, outstanding ad valorem taxes, and easements, restrictions against the property, if any. The undersigned will execute a deed to the purchaser as authorized by the aforementioned debt deed.
