PUBLIC NOTICE

NOTICE OF SALE UNDER POWER

By virtue of the power of sale contained in the certain Deed to Secure Debt and Security Agreement from World Debt Acquisitions, LLC (hereinafter the “Grantor”) to Abbington Investments LLC (hereinafter the “Grantee”), dated January 31, 2024, and recorded February 2, 2024, in Deed Book 1208, beginning at Page 309, of the records of the Clerk of Superior Court of Crisp County, Georgia (including as further described pursuant to Deed Book 1211, Page 126 of said records, “Security Deed”), as modified by that certain Reaffirmation and Modification of Security Deed dated November 4, 2025, and recorded on November 20, 2025, in Deed Book 1244, Page 422, aforesaid records; originally having been given to secure a Note in the amount of $2,500,000.00, certain property will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Crisp County, Georgia, within the legal hours of sale on the first Tuesday in APRIL 2026 (April 7, 2026), to wit, the property described in said deed:
All that tract or parcel of land lying and being in Land Lots 23 and 24 in the Eleventh Land District of Crisp County, Georgia, in the City of Cordele, Georgia, containing 3.483 acres as the same is shown and designated on ALTA/NSPS Survey for World Debt Acquisitions LLC prepared by James A. Jacobs, R.L.S No. 2867 of Adam & Lee Land Surveying, dated 6/27/2019 and more particularly described as follows:
Commencing at a point at the intersection of the Easterly right-of-way boundary of Interstate Highway 75 and the southwesterly right-of way line of E 16th Street; thence running South 78º22’05” East along the southwesterly right-of-way line of E 16th Street a distance of 149.58 feet to the True Point of Beginning;
Thence running South 78º10’53” East along the southwesterly right-of-way line of E 16th Street a distance of 154.00 feet to a point;
Thence running North 11º50’08” East along the easterly right-of-way line of E 16th Street a distance of 10.00 feet to a point;
Thence running South 78º09’52” East along the southwesterly right-of-way line of E 16th Street South a distance of 146.00 feet to an iron pin found at the northwesterly right-of-way line of Interstate East Parkway;
Thence running South 11º50’08” West along the westerly right-of-way line of Interstate East Parkway a distance of 410.00 feet to a power pole and an iron pin found on the northerly right-of-way line of Arc Way Avenue;
Thence running North 78º09’52” West along the northeasterly right-of-way line of Arc Way Avenue a distance of 475.00 feet to an iron pin;
Thence running North 01º39’38” East along the easterly right-of-way line of Arc Way Avenue and the easterly right-of-way line of Interstate Highway 75 a distance of 162.51 feet to a nail set;
Thence running South 78º09’52” East along the boundary line of property now or formerly owned by Waffle House Inc., a distance of 203.71 feet to an iron pin;
Thence running North 11º50’08” East along the boundary line of property now or formerly owned by Waffle House Inc., a distance of 240.00 feet to the True Point of Beginning.
Containing 3.483 acres and containing improvements thereon known as 2016 E 16th Avenue, Cordele, Georgia 31015. This being the same property shown as Tract 1 and Tract 2 on that Plat recorded in Plat Book 4 Page 43, Crisp County, Georgia Records.
TOGETHER WITH all of the buildings, building materials, fixtures, personal property and improvements on, in and to the property and all easements, rights, rents, royalties, mineral, oil and gas rights, profits and water rights.
The debt secured by said Security Deed has been and is hereby declared due and payable in full by reason of default under the terms and provisions of said Security Deed and the terms of the Note and agreements secured thereby. The debt remaining in default and unpaid, this sale will be made for the purpose of paying the indebtedness and interest thereon, together with any other indebtedness due and owing by Grantor to Grantee, including all expenses of this sale, including attorney’s fees, notice of intent to collect attorney’s fees having been given.
The entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: Abbington Investments LLC, Amit Patel, 2939 Northlake Ct, Tyler, TX 75703, Phone: via Leslie Pineyro at 404-564-9300. Please understand that the secured creditor is not required to negotiate, amend, or modify the terms of the mortgage instrument and this does not constitute an offer or commitment to do so.
Said property will be sold subject to: (a) any outstanding ad valorem taxes including taxes which are a lien, but not yet due and payable, (b) any matters which might be disclosed by an accurate survey and inspection of the property, and (c) any assessments, liens, security deeds, encumbrances, zoning ordinances, restrictions, covenants and other matters of record superior to the Security Deed first set out above.
To the best of the knowledge of Grantee, title to said property is vested in the name of World Debt Acquisitions, LLC and the property is in the possession of World Debt Acquisitions, LLC or tenants or other occupants.
