PUBLIC NOTICE
COUNTY OF CRISP
Under and by virtue of the power of sale contained in that certain Deed to Secure Debt, dated March 19, 2020, executed by Julian Reese to Southwest Georgia United, recorded in Deed Book 1115, pages 424, et seq., in the Office of the Clerk of the Superior Court of Crisp County, Georgia, the undersigned will sell at public outcry between the legal hours of sale before the doors of the courthouse of Crisp County, Georgia, on the first Tuesday in April, 2026, to the highest and best bidder for cash, the real estate described in said deed to secure debt as follows:
All that certain tract or parcel of land lying and being in City Lot Number Sixteen (16) in Block Number One Hundred Forty Seven (147), in the City of Cordele, Crisp County, Georgia, as the same is shown and designated on the Official Map of Survey of the City of Cordele, Crisp County, Georgia and being the same property conveyed from Harold Reese to Julian Dan Reese by Quitclaim Deed, dated March 17, 2014, and recorded in Deed Book 961, at Page 158, Crisp County Records.
Said tract having an address of 407 East 18th Avenue, Cordele, GA 31015

The debt secured by said deed to secure debt has been declared to be due and payable
because of the grantor and borrower Double J Lock and Key, LLC’s failure to comply with certain terms and conditions of said deed to secure debt and the obligations secured thereby. The debt remaining in default, the sale will be made for the purpose of paying said indebtedness. The proceeds of the said sale will be applied first to pay the expenses of said sale, including attorney’s fees, and then to pay all accrued and unpaid interest and the principal balance then owing secured by
said deed to secure debt.
The property being in the possession of Julian Reese will be sold subject to any and all unpaid taxes, assessments and all other restrictions, easements and prior liens of record, if any.
