NOTICE
OF SALE UNDER POWER
GEORGIA, CRISP COUNTY
THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.

Under and by virtue of the Power of Sale contained in a Security Deed given by Terry C Powell to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for First Bank Mortgage, a division of First Bank of Georgia, its successors and assigns, dated January 28, 2010, recorded in Deed Book 845, Page 321, Crisp County, Georgia Records, as last transferred to Specialized Loan Servicing LLC by assignment recorded in Deed Book 1133, Page 434, Crisp County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of EIGHTY-ONE THOUSAND SIX HUNDRED AND 0/100 DOLLARS ($81,600.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Crisp County, Georgia, or at such place as may be lawfully designated as an alternative, within the legal hours of sale on the first Tuesday in February, 2021, the following described property:

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
Specialized Loan Servicing LLC is the holder of the Security Deed to the property in accordance with OCGA § 44-14-162.2.
The entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: Specialized Loan Servicing, 6200 S. Quebec St., Greenwood Village, CO 80111, 800-306-6059.
To the best knowledge and belief of the undersigned, the party in possession of the property is Terry C Powell or a tenant or tenants and said property is more commonly known as 615 Fenn Road, Vienna, Georgia 31092.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.

That certain tract or parcel of land containing five (5) acres located in Land Lot One Hundred Forty- Five, Tenth (10th) Land District, Crisp County, Georgia, as the same is designated and shown on plat of survey prepared by H. Cline Associates, dated March 9, 1983 (revised version) recorded in Plat Book 3, Page 132, in the Office of the Clerk of Superior Court of Crisp County, Georgia, being more particularly described as follows: To Establish A POINT OF BEGINNING, start at the common Land Lot corner of Land Lots Numbers 145, 146, 175, and 176, 10th Land District, Crisp County, Georgia, being marked with an iron pin, and proceed thence North 53 degrees 51 minutes 22 seconds West a distance of 995.20 feet to an iron pin located on the westerly right of way line of County Road No. S-2022 (Old Americus Road), said County Road having a 80 foot right-of-way, and said point being the POINT OF BEGINNING, proceed thence North 46 degrees 23 minutes West along said westerly right-of-way line a distance of 564.11 feet to an iron pin thereon; thence proceed South 40 degrees 26 minutes West a distance of 267.89 feet to an iron pin; thence proceed North 68 degrees 39 minutes West a distance of 284.42 feet to an iron pin located on a fence; thence proceed South 01 degree 08 minutes 50 seconds West along said fence a distance of 347.06 feet to an iron pin; thence proceed North 86 degrees 06 minutes East a distance of 855.97 feet to the iron pin marking the POINT OF BEGINNING, together with all improvements located thereon; said property is bounded on the North and South by lands now or formerly of Russell Slade, on the East by a country road and on the West by lands now or formerly of Fenn.
